I was privileged to meet my clients over a year ago. They did not find exactly what they were looking for then.. we stayed in touch.
A couple months ago they said they wanted to resume their search and were specific about the area were they wanted their new home to be.
We looked at around 10 homes, ended up going back to the first one. They just loved it!
I was able to find a wonderful lender that would be able to work with their situation, he was wonderful about giving updates, communicating, and making the process as simple as can be.
Negotiations:
The home was originally listed at $939,000
I was able to negotiate to $850,000 (backing up our offer with lots of comps and being very realistic about some upgrades needed to be made).
They originally said they were not going to help with concessions or repairs… however… we ended up getting $8500 in sellers concessions to help my buyer “buy down” their interest rate, and we also got $6450 for some needed repairs.
I feel truly blessed, not only in being able to help out a family find a happy place, but to have met this beautiful family that I have such great admiration and respect for. I look forward to continue nourishing the great connection we made.
